Homepath property. There are multiple cash offer within the first look period, the highest bid blackout and the period expired. So I called the list agent, put offer in and the bank "highest and best" a few round for the last two weeks since offs keep come in.

I was accepted today and try to make the decision now.

Fact:
Condo, build in 2005, 3/2, 1133 ft. Fee: $175 tax: -$1400. Rent is -$1300.
10% down, 90% loan at 5% for 30 years. Closing cost $4000. Need about $2000 rehab.

Contract $112k.

Is this worth it? If I have one month vacancy, return around 8%. Two month, loss. No vacant around 15%.
