BSO the 2nd SFH I closed this year in SD.

Closed last week, $240,000, 25% down, no HOA, 1980, repair (estimate) $1w. Rate 4%, 30 yr. Tax 1.2%.


Rent $1800-$1950 (I will ask the lower end since it is slow season). Return >10%.


 


With the average price higher than last year in South CA, I still get a good deal (I think) through dual agent.
