Profile: 50k within 10 miles.
Need advices on viable estimate of vacancy rate and operation cost break down.
It 's not uncommon to see small motels selling at around 10-20k/room.
Just do an arbitrary estimate: 30 unit @ $50/d, 50% vacancy rate, $270 gross. 30k taxes, 30k repair. 80k labor. 20k utilities. $130k net before interest.
If you can get it for under 1/2M, better than 掏粪
