our family partner wants to do motel with us. i talked to a couple of franchise motel business reps. 25k - 40k/room is what the market price is right now. for 40 units motel you are looking at at least 1m.
he did tell me one thing though: at beginning of operation, he lives in his motel 24/7.. i still can not get any of us to commit on that yet.. :-)
if you can get 20 units for less than .5m, that's great deal. motel and hotel appreciates much better than single families in my opinion.
