per book, you don't have much options

1. since there is an existing lease, you must inherit it.

2. if both you and current tenant willing to, you should sign a new lease effective closing day.

3. usually, the deposit should transfer to you from current owner on closing day.

4. but this is a short sale, mostlikely current owner already spend it money elsewhere, if that is the case, make sure the tenant sign a acknowledgement on that.
