求教出租房水灾问题

十月底，我的一个出租房的卫生间的水管爆裂导致整个房子灌满了水。 而且水还流到了下面两层的住户。 保险公司现做了emergency 处理， 即先把地板全揭了，再用风扇吹干地面，十一月九日，做了评估， 把我的家具拉走，说是要做清洗或扔掉。 今天我打电话给他们，他们说保险公司只负责赔偿我更新过的部分，比如说地板。 而Condo management 负责房顶 及 dry wall. 我又打电话给 而 Condo management 他们说房子内的任何部分他们都 不负任。可是这些又都是漏水引起的恳请各位出主意我该怎么办？现谢了。
