here is what happen to me in a duplex:
The pipe bursted in my unit and flooded both unit. My insurance only covers mine. The other unit has own insurance. So I asked them to file to their insurance company and I will deal with their insurance company later. So we each got own insurance paid repair work. Their insurance company contacted me and try to recoup the loss. I referred them to my insurance and try to delay the process as much as I can. It takes about a year before they come back to ask me to pay the loss. Then I just ignore their phone call for more than two years. It passed limit for statue of liberty. Lucky me.
