非常的心痛

卖房子的几个钱，雁过拔毛，不亏损就不错了。号称赚了六七万，七扣八扣，到手里已经没有多少。escrow fee, title insrance, county transfer tax, hoa transfer, document preparation fee, paid 500 for home protection plan for the buyer for 1 year, and the realtor fees -- the largest amount, and the improvements/remodeling fees in the past years, paid contractors, paid all the examination fees, hoa fees 355 per month...IRS tax, state tax.....真是万税.

非常的心痛的是我的realtor. 我对她非常信任。甚至我这个房子可卖可不卖. 出租也可以。只是她以前花了很多时间带我看房。就卖了吧。想到自己可以赚几万，她呢，也可以赚一两万， 算是对她所花时间的回报。

当初她认为她的buyers会买。她有信心作dual agent, 说她只要4%. 但是签约时要我签6%, 到时在给我credit.当时没问她要是她的buyer不买，能不能只要2%。 结果她的buyer狂砍价, 砍刀45W. 只好接受其他人的offer. 50W. 好了我现在要付3W realtor fee (buyer agent fee 1.5W, seller agent fee 1.5W)!!! 我傻比我弱质, 我为什么当初要签6%?!!! 现在有几个seller会出到6%??? 想套现的大部分都是支付5%, 或更少.

我说,那好吧,我们这里很多人买房卖房realtor都有回扣, 1%, 或1.5% 甚至更多. 你能不能给我1%. 她说做realtor很辛苦的. 这个我承认, 作realtor不容易.我说那就0.5%吧.她说好.

结果今天和我说只能帮我出escrow fee. 也就是1300. 大约0.25%.

想一想我对她的信任, 真是让我心痛不已. 差不多$9000没了 (原本可以找到付4%, 2W的中介, 现在要付 (30,000 - 1300 credit)). 雁过拔毛, 并且被拔了根大毛.

下次如果卖房,签约时一定要签seller agent 1.5%, buyer agent 2.5% (buyer agen gets more so that they are not discouraged to bring their clients). 

 

另外，美国的realtor制度，真是社会的毒瘤。百分之5~6的commission, 太高了。希望搞计算机的同学们努力，搞一个房产交易平台， 铲除NAR这个大毒瘤。
