That roof scares me. Too many possibilities.

It seems it was not installed properly in the first place. You may have to remove a significant part to get it right. And when you open it up, some roof deck is probably bad too. Unless you know how to do it yourself, it will be in the thousands.

Other things are minor, except for the down-drawing vent, also expensive to replace(1-2k or more, because you may need to replace the cooking top too).
