1. the concrete tile roof shows numerous issues requiring repair. Various defects observed include: insufficient tile over lap, damaged tiles, missing weather blocking, gaps between tiles, obstructed valley flashings, evidence of rain water diverting to the underlayment, debris obstructing the water drain path, etc. Note:ceiling water stains were noted at the garage, lower bedroom SE corner and upper S bedroom closet.
2. carbon monoxide alarm should be installed
3. separated frame (which reveals the glass edge) noted at a window.
4. the installation of ground fault circuit interrupter (GFCI) devices is advisable on all outlets.
5. the garage door opener should be provided auto-reverse sensors located between 4 and 6 inches from the garage floor.
6. new smoke alarms are needed.
7. the kitchen exhaust fan is inoperative (this is a retractable unit that drops down below the countertop)
8. damaged bumpers noted at the lower bath toilet seat.
9. defective igniter noted at the barbeque.
10.a combustible wood plank atop the chimney should be replaced with non combustible unit.
