We didn't do cash refi.

We are conservative for the loan. Paid 25% down with the best rate we have. With enough cash reservation, we even don't need show our 401K or IRA as cash reservation for loan.

I don't think they request lots of cash reservation if your property have good cash return. This is my experience.
