Loan 1: closing cost: 1946$, Monthly pay:567$ rate:5.5%
Loan2: Closing cost:3196$ (buy point),monthly pay 552$, Rate:5.25%
Loan3: Closing cost:4696$,monthly pay 536$ Rate:5%
The above loans are from local loan broker, the loan is for investment property.

Loan 4: ingdirect has orange mortgage for second home. The house I am buying is 40 to 50 miles from my primary home. Ingdirect might be able to approve as a second home. If approved, it will be 5 year or 7 year adjustable (ARM). Rate for 5 year ARM is 3.875%, 7 year ARM is 4.125%. Closing cost will be approximately 3000$. But what happen is they find out it's a rental property later? Do they check home insurance and see rental policy and will find out it's a rental instead of owner-occupied?
