第一次卖房子，有几个问题请教

有个出租房子，打算卖掉，我们不在当地，在美国第一次卖房子，听说卖房子比买房子，复杂多了，有几个问题请教一下，

1. 不知道几个月才能卖掉房子，想租户在里面时候，开始卖，这样可以慢慢卖，不至于房子几个月，半年没有租金，这样行吧？

2. 看到有新规定，卖房子不需要6%佣金，现在是和sale agent协商，现在的行情，一般是多少佣金？

3. 由于不在当地，卖的时候，想sale as it is, 不负责修理任何东西，这样是不是省心些
