请问有经验的地主：短期（4个月）的房租该怎么收定金？

townhouse上市快2个月了还没租出去，今天来了一个看房的，说她刚卖了房，新房还在装修中没法住人，所以要向我租4个月。请问4个月出租的话，security deposit该怎么收？出租一年的deposit是1个月房租，那么4个月的收1/3，这样合理吗？

知道再等等的话能有一年的房客，但实在有点沉不住气了。去年12月买的，装修花了2个月，上市了2个月，到现在还空着。。。
