小地主战战兢兢又来请教了：想卖房子，要怎么deal房客？

先祝投坛各位新年快乐！

终于决心把有游泳池的投资房卖了，现有如下问题请教各位前辈：

1. 现有房客怎么办？在加州，提前60天通知房客应该够了吧？

2. 空房是不是好卖些？毕竟房客在里面没法修整和布置。

3. 当初PM的先生帮买的房，如果现在我找别的agent卖，pm会不会不给力，办事拖拉？

4. 现在把房租提到高点让房客选择自己走，可行吗？

5. 卖时计划1031,如果没搞成，除了收益上税，还有其它什么后果吗？
