you mean the security deposit can cover unpaid rent first?

他根本就没钱， 没固定的工作，我不指望要任何的钱，但他欺人太甚了，如果 security deposit should cover the unpaid rent first, of course, i will not pay him back.

he didn't move out on the eviction date by the notice, we had to keep his stuff for 15 days and he left tons of junk in the house.

But if the law asks me to return the money back after deducting repairs etc. I have to come up with a list for the repairs etc. but still there will be leftover for the deposit if I don't use it for unpaid rent.
