请教坛里的地主，这种情况我们能怎么做

房客签了一年的合同，现在还有五个月才满一年，房客买了房就搬走了。合同上的地址zipcode有个typo，房客请律师写了一封信来说合同地址不存在，合同无效（因为zipcode打错了）。他说因为合同无效他不对剩下的房租负责。还要求我们退还他的deposite。既然他不承认合同，也就不应该来要deposite，我们准备扣下deposite，另外typo就可以render合同无效吗？我们还有什么能做的？ 谢谢！
