出租房里面冰箱洗衣机之类的电器在租约里应该怎么写？ 出问题应有谁负责修？

自住房变出租房，里面的冰箱，微波炉，洗衣机，烘干机，炉灶等留在房里供租客使用，在租约里应该怎么写？出问题应该谁维修？哪位前辈有模板可以分享吗？ 先谢谢了
