请各位看看如果现金买会有什么后果

正在买的楼房客在告她，她本来合同说会清了law suit在过户前。现在，刚刚律师forward 来说什么都不做ASIS。
合同上写明1月31号之前会清掉litigation，我在rider上只要求过户前请掉她也签了字。结果这段时间我们一直找不到她，找到后又说在医院家里有人生病。
尽管房间报告很糟糕，她不降价我也就算了。但是我要求他清掉ligation. Apt2 在告她。
我己经开始mortgage processing. 问对方要些资料。
刚刚她的律师写回邮：＂Please advise as to whether the buyers wish to proceed with this transaction in light of seller's response.”
我一直问litigation是关于啥，也不肯说，上一位cancel不知道是否与此有关。
银行不会批贷款如果不清lawsuit. 我可以用现金买，但是这lawsuit 也会买过来吗?
后果如何?

这楼银行邦我算的Nl0很底，我要55%头款。CTC 加上空置管理维俢只有1%出头，上次没有加上算近6%。
如果用二十万翻新可以达到15%以上。关键地理位置还行。
