曼哈顿一带的房子租金回报好吗？

一朋友想买曼哈顿一带的公寓投资。目前在看1600尺两房单位，大约2.5m。common fee $1800/mon，property tax $30000/yr。

她希望租金能有～2w/mon。（这个租金合理吗?）

如果有～90%时间租出去，一年11个月有22w租金收入。管理公司收10%，还有19.8万。扣除1800*12+30000=$51600，余下14.6w。
