03/2010, $49,600娶入的SFH，装饰$3,800.投资共约 $54,000.
售价9万; 首付现金1万；贷款8万， 利率9.5%，按20年付款，鼓励多付款。房客欲在5年内付清。
贷款月付$750, 预估地税和保险费约 $130， 即每月至少共付$880. 目前租金是$865。
以下是出租和租金收入概况：

第1任房客，黑，5/1/10-12/10;  租金$800， 年底出逃， 8个月共收租金$6,200;
第2任房客，莫，3/1/11-11/31/12 ，租金$825-840，终止租约，21个月共收租金 $18,300；
第3任房客，莫，1/1/13- ，租金$840-865，25个月共收租金 $21,000； 这第3任房客将在休书上签字画押。

05/2010-01/2015, 共47个月(其中空置了3个月)，收租金$45,500。

5年地税开支，$5000($995/年)

5年保险开支，$1700($340/年）

租金净收入 $38,000; (无大维修)

 

第2份起草的休书是一个duplex,租金750/单元，共计$1500/月, 准备上市价$139,900.目前的房客不具备俺贷款的条件。如能成交，再来详细汇报。
