I go by the average numbers in the hotel business.
1. Revenue estimate: 100*0.7*365*69, about 1.8m potential.
2. Operating profit: 40%, or 700k.
3. The tax assessment amount is irrelevant to your bid.
4. How many hours have you spent around the property?(Location, Location, Location)
5. Do you have estimate on update cost (and the amount of missed revenue due to the renovation)? That affects the bid greatly.
6. A reasonable bid (which means you have a chance of winning) is about 1.8m.
