I can only see one photo that has the pipe sticking out the roof. I am not sure what that pipe is. Usually the area around the pipe or any pipe coming out from the roof should be tight & sealed. No matter what temperature.
You ask an inspection company (the type of inspectors people hire before they buy a house.) In this case you can ask him only inspect the roofing part & give you a written report--detailing all the problems.
Is the company did your roof a Chinese company?
