1). No tax issue, all income is passing through into your income. IRS won't treat is as a sale.

2). The key is how do you deed the property into LLC. Three complications associated with transfer from your name to LLC:
(1). Your title insurance will be voided, most likely,
(2) Your mortgage lender may have problem, since they lend the money to YOU with the property as 抵押。 Now the 抵押 is gone, they may call the loan if they find out (however, 99% of the time, they won't care),
(3) you need make sure your homeowner insurance company is OK with the properties in LLC. certain company won't allow it.
