弯曲REO Auction观感.

周末弯曲San Mateo有一场为期二天的REO房屋拍卖.共有4,5百栋房子要卖掉.
几个月前有过一次类似的拍卖.俺当时只是去观战.当时知道的人还不太多,结果一个大厅坐满了人.当时看起来以炒家居多.俺想上次有太多炒家买了,这次也许有机会,所以俺在网上注了册,带着Cashier Check,想看看有没有便宜可捡.
首先,那阵势就让俺吃惊.3个大厅全都挤满了人.也许这次知道的人太多了.去参加拍卖的什么人都有.
有拉家带口的,一看就知道是一家人想去买房的.
有几个看起来年龄相仿的,手里拿着各种资料,看起来想是合伙炒房的.
也有财大气粗,一买好几栋都不眨眼的职业炒家.

有不少人有了上次的经验,带着不少食品.因为拍卖时间很长,到最后变成了大家比毅力的比赛.

看了拍卖过程,俺总结了几点感想.
1. 最后成交价并不低.基本上达到了以前估价的60%到70%之间.还要另加成交价5%的手续费.这样的价格并不比在Market正常买进便宜多少.何况不能事先仔细检查房子.有些是Cash deal.有些可以用seller designate finance.但利息极高.一旦发现房子有大毛病,自己无法找到贷款,seller designate finance的closing cost也是几千块的花销.

2. 范围越来越广.上次拍卖的房子大部分实际上离弯曲很远.要不就是Oakland黑人区.这次有不少房子所在的区还不太差.有好几栋在San Jose, Fremont, Union City的房子区不差.也有不少近几年在弯曲外围地区有空地的地方造的新房.但南湾,半岛好区的房子基本没有.

3. 买房的热情依然很高.俺不太会估算.但估计去参加拍卖会的人数至少有好几万(说十万也不离谱).每辆车每天7元停车费并不能阻止买方热情.俺来美也超过十年了,还真没参加过这么多人参加的Party.看来弯曲想买房的家庭太多了.

结论:弯曲没房的家庭苦啊!
