Why do you believe 他们就是一家人渣?

Did they late for rent? Did they ask you repair something which wasn't reasonable? Did they damage your house? If they did something wrong, you can use to terminate the lease or not renew it.... If you don't have those, you may want honor what you have agreed.

By the way, no one is 人渣,  they may be bad tenants,  but ...
