The God's House (part 3)

Sorry for the delay due to the long weekend.

I called the seller and told her that I did not like the house, three small bed rooms and only one and half bathes, it had no garage or car port and everybody else in the street has 2 car carport or garage, but I could help her to buy the house if the price was right. So I asked how much she wanted for the house, she said her list agent to be told her houses were sold in same area sold for above $110,000, and she only wanted $90,000. I told her every house was different, this one had no parking and $20,000 worth fixing to be done. Friend of mine paid in the lower $80,000 for house in the same area several months ago, I could not pay $90,000. I would pay $85,000, if everything were fixed. She said she wanted sell as is. Finally we agreed on the price at $70,000. I told her before I signed contract with her I would sign the agreement with the tenant first.
I told the tenant that the landlord agreed my offer and I needed her to sign some document and pay me $3,000 deposit. She was so excited, and she took a personal loan from bank for the deposit. At the time we signed the documents, several friends of the tenant were there to review the documents with her, and they all believed it was just fair, they were so happy for the tenant she could stay in the same house she had stayed for over 13 years. She put all the documents in a folder and asked what she should name the fold, “The God’s House” said by all her friends. Every time when I talked with her or visited her, she would call me her angel. My wife did not believe me until she heard the tenant called me her angel through the phone.
Because the tenant was served eviction notice already, I added that the seller must let the tenant stay in the contract, the seller agreed and asked if I would pay the coming month mortgage for her since she gave me a real good deal and the tenant had not paying for 4 months. I told her I understood her feeling, but I would pay mortgage after we close the deal.
The seller paid $68,000 at 20 years ago and the appraisal price was $100,000, so it was not bad deal for me. After closing, I found out it was nice hardwood floor under the old carpet, life was even better. So far, I put new tile in the bathroom, repainted it, installed new shower door, new lights and mirror. It is much better than before. The tenant would select all the products and I do the job around her schedule, and she is really happy and appreciates.
