求教＂买房真经＂

各位XDJM新年好

家住南方小城，响应贝兄的号召，年初买了两个投资房，Cash Flow 还不错 (monthly rent/price =1%)。打算到年底或明年再买几个。现在苦闷是否应该refinance， 取出一些equity放在money market备用。会损失几千刀的 closing cost以及利息差, 可又生怕到时候INFLATION已把贷款利息（HELOC）给抬得很高了。不知道诸位有何建议。我锁定的１５年REFI 是5.125%.
