房子该租该卖？

有可能6月份要搬家，换到另外的城市
现在有自主小TH一个,2 bed,2 bath，月供（换贷+保险+地税+无association fee）不到700刀
现出售的话基本和买入价钱持平，出租大概900刀+
朋友说如果想卖现在应该着手准备了。请教各位大富翁，我的房子该怎末处理？
