offer高了3万，除了拿验房单要求修房说事，还有别的方法吗？

relist的，15天前上市就pending了，结果买方毁约，今天又回来了。今天一直开会，中午抽时间去看了房子，很不错，要价45万，我觉得可以了，list 带看的房子，说卖方还是老方法，觉得offer可以就行，不等。我就急忙sign了个44万的offer，回家一查那个区同类房子，39-47万不等，这个房子41万应该可以拿到。

有办法吗？
