Ask an agent to put it on the MLS list for $200 or so

but handle it yourself. You also need to pay half month's rent to the agent who bring in the tenant.

An agent sometimes can do a good job, but s/he can not care more than yourself.

I would rather reduce the rent than have it vacant, and rather have it vacant than have bad tenants.
