Do not buy because the market is going down?

I receive a newsletter twice a year from a realtor, on the same page, he writes:

1) For Sellers, this is a good time to sell, because:
blah blah blah

2) For Buyers, this is a good time to buy, because: blah, blah.

But what else can you expect him to say?
