租户多次抱怨周围环境不安全,想break lease又不愿意出钱，怎么办？

头疼的问题，请老大们给帮忙分析一下。谢谢！

租户是三个年轻单身女性，签了一年的lease,住了快半年了。她们在hooters做waitress，晚上工作。多次抱怨周围环境不安全,想跟我break lease，又不愿意出钱（我说留下两个月的租金作为罚款，你们随时可以走），也不愿意配合show 房子给potential tenants, 怎么办？

他们抱怨的安全问题如下：
I was taking my dog on a walk and a girl and her pit bull approached me even though my dog obviously was not happy and barking. Then she told her dog to "go get him" referring to my dog. I couldn't even get inside my own gate to my house and asked her to please leave us alone. She proceeded to laugh. Also this morning I was waking to my car, and a girl opened her window and yelled "what *****" at me. These are just 2 more additions to the others. You know we are very uncomfortable in our home. I know you are not willing to give us a shorter lease but I wanted to inform you if these things to have on record that I let you know about them.
