"loan frozen"我的认知!

实话说,我对于减息并不是太为以然..
一方面,FED作用力已越来越弱,他们说倒底也只能提议一个隔夜利率的指导率,至多再通过收放货币来确保市场银行间拆借率不要大偏离指导率摆了,
除此之外他们也就真做不了什么,不象中国可以指定银行放贷利率.
今天一个十年期的国债息口竟然低至到了3.89%
同时我们也看到尽管FED已cut了0.75,但房贷利率不见降低,而超过41.7万大额房贷更比之前,至少拉上了有2-3点,要知道在加洲有多少Loan还在41.7以下呀?
于是说fed cut 没有对房贷有任何促进作用.
另一方面,减息在目前状况下更可以认为fed认可了经济将要步入衰退的论点,历史上我们见到太多情形了,即一次次减息,股市一次次下跌,,哪是因为减息并不是灵丹妙药.即使有效也要过6个月一年才起作用.
这是我对减息的态度,我想很多市场人,尤其是持空头观点者也这么在想.
但是上周以fre,fnm为首的疯狂回补,已完全超越了以上观点的作用力,因此我们就有必要去寻求另外的动力依据.
loan frozen,该什划是由政府牵头,召集次贷关系银行,目的是要通过一条公约将目前次贷利率冻结5-7年,也就是说,合约订定本来要执行的高利率,冻结不执行了.
对此熊派的评论是负面的.
1. 侵犯了股东权益,公司自以追求最大利益为目的,这一方案等于是让股东买单返利给借贷人,破坏了合约游戏规则(这也是政府历害处,没有动用纳税人奶酪)
2. 冻结5-7年后万一房屋大跌,摧毁力就不是现在的数了.
哪么捣乱如何想的呢?
我们常说”跟着市场走”,什么是跟着市场走?
“fre,fnm竟能在周初已经大幅反弹后再双双在周五大涨18%..”市场在告诉你,你得要从正面的角度正思考”这loan frozen”
于是,我想起了一件亲厉的事..
好多年前在中国有一小子经营企业遭遇了一次重大损失,主因是国际市场该产品规则改变了,原先生产的产品被全部召回,从三家银行借入的1600多万贷款不能如期还出,
一天,这小子约了这三个银行说事的一起开会,说:我目前可执行的财产也只剩6-7百万了,你们中谁先下手为强,可以告官并执行到这6-7百万,但大家兄弟一场,你告了?别二个兄弟乍交差呢?(都认识的) ,产品的市场仍在, 如果你放俺一马,几年后企业仍还有机会复原,
是哪道理!(哈哈)最后这三家银行约定,给哪小子机会,官司招判,只是不申请执行,最后哪小子真也敖出了头,也对得起了朋友.
目前次贷不也是有些类似情形吗,一个40万贷款,本来月供也就2000多些..通常而言,只要房主不失业,油费虽高些,少吃俭用也不至于说会付不出啊?(2000多不与租屋差不多?)
但你一下子提高到4000-5000元/月,矛盾才会缴化,
于是,银行面临两个决择,
选择一,按规章办,将200万或更多房主赶出拍卖,卖不掉呢?于是cfc倒闭;c一分为三..等等..金融体系崩溃,----我认为前一阵子美元过度下跌与这动因不无关系
选择二,接受政府冻结计划,虽然银行利润暴降,但”崩溃”暂时避免了..尽管说6-7年后有恶化可能,但谁又能肯定这6-7年中不会有什么新的增长点出现?这很象911后的几项措施,当初也批评得不得了!
总之,有一点是肯定,原有的房贷利率是属于历史的低位,只要失业率不高企,政府以及为保位子的CEO,这一招"能拖则拖功"还是有可能奏效希望的!
我想这几天减息预期美元反而上涨大概便是出自这原因吧?

二. 次贷后遗症,信用收缩,热钱回流,投机资金退潮,这个信用的的伤痛是不可能短期重又很快膨胀的..
