I think it is a bad idea to buy a 15 units remote from where you live. You will need a PM to manage the property for you and have to pay a lot of money to PM. I have one condo in Denver. Just kick out the tenant last week since he didn't pay the rent and cause a lot of trouble in the complex. I received notices from HOA every month because of this family. They trushed the place. I lost one month rent, pay atteney $164 fee to kick them out. It is not worth to make a little money after dealing with all these headache. I rather put money in the bank and get interest with less trouble. If you can find rental property near where you live and you can manage it yourself. That will make thing much more easy. I just brought this condo in March and I think I made a mistake to buy a rental property out state. I will only buy rental property near my house (less than 15 minutes drive is better).
