2 hour drive is bit long for self-managing a 15 unit apt. At least you need a handyman in local to handle emergency.
If management cost wipes out all the cash flow, flip would be a better choice, especially if no money down. You spend small money to fix the units up then raise the rent and sell it.
What's more, if you can make seller financing assumable, you can do seller financing to your buyer, using original seller's money. How sweet!
