except that C is trying to get some business for himself, no matter what. 

Suppose that house price is up all the way and you are successfully sold all the houses, how do you control the cost associated with B? which will decide how the profit will be distributed. Forget about C, commission is nothing. If the house market go south, B's bank come in to forclosue the house, how do you get your money back?
