最基本的inflation和tax (根据你的tax bracket)都没有算进去，除非你不报税。but the bottom of line, 你的这些intangible assets, 如果你不兑现成cash, 一切只是纸上谈兵。当你卖房时，手续费和capital gain tax(除非你又不交税) 又是一笔支出。
