Home inspection不好怎么back out?

最近下了个offer被接受了。20年房子，略低于市场价。但home inspection查出一堆问题：发现termite (live), roof,a/c, heating all original, 都是20年。 roof 属于major defect, 已经漏水，建议professional contractor 评估和修理。a/c和heating一到设计寿命，但因为still working,所以列为monitoring.其他问题一大堆就不细说了。

想退出，但my agent说不可以，因为ternite必须影响到structure才可以withaw,seller说可以修。roof属于major,但是seller如果答应修(not replace),我就没有理由退出。

我的问题：
1，能不能基于termite或roof退出？
2，如果seller修，会不会找个半吊子contractor应付一下？
3，我的agent说如果seller给credit, 我们可以说太少，以此为理由back out. 这可行莫？

我这方面没有经验，肯求各位大侠提个建议，先谢了。
