One is easy credit.
Another one is speculating.

Now speculating buyers are not there. Easy credit is
also not as easy as before. Long term investors are
more careful, and waiting for the up trend signal(just
like stock).

Who are the buyers now. I think only those who really
need houses or have to change houses, or made a lot of
money from stock option.

I agree some of the areas house price may not drop too much, but it also won't go up too much in the next 2-3
years.

In terms of the house market in China. One friend just
return from China told me his community has 250 units,
but only 50 of them have people live there. All others
are empty. I guess you know what this mean. Again it's
speculating. In China there is no property tax, hold
a house is not as expensive as US. Also heard that Chinese government is going to come out the property
tax policy.
