卖或出租?

因换工作, 想在离上班近的地方买房子. 但不知该如何处理现住房.  如果卖掉, 估计会赔$10000, 但还是会收回约33万, 这样一来新房的贷款会小的多.  如果出租, 每月要自垫$300(已算入所有花费). 但我是15年贷款, 以前每月都多付. 出租的话,  等于让租客来付剩下的房贷, 10-15年后房子就付清了, 房价也涨了, 可卖或继续租. 但agent说, 我的房子太新(3年), 最好卖掉, 一是新房好卖, 二是再买房也不需多少房贷. 如果出租的话, 以后再想卖就不好卖了, 因为是出租房, 而且还操心.  现在真的很纠结, 不知是否该听agent的话, 所以想在这儿讨教些建议. 谢谢!
