I always say: Everybody understand RE 's leverage power and cash flow. But when it comes to be a landlord, many troubles are waiting for the inexperienced landlord. Therefore, big percentage of landlord can't survive the first 3 years.
The best is going to small claim court to get court's order to garnish the amount. After you get the court's order, go to tenant's bank to garnish the amount. At the same time, send the court order to tenant's company's HR to garnish their salary. Lastly, you can go to state tax dept to garnish their tax return.
The lessons to be learned here is: It's 10000% important to get all tenant's information, such as bank account, SSN, place of work and verify these information before renting to them. Tenant can lie about their place of work, you must verify by calling the company by the phone number from webpage.
