业余地主贷款方略，抛砖引玉

房价高地区的业余地主贷款时，不应该追求现金流，因为本身有工作，现金流大部分都付税了。

 

我的出租房都是25%downpay，15年贷款。

 

下面是一栋房子的实例：

 

房价：50万

首付：12.5万

贷款：37.5万
           15年，利息3.2，月付2626刀
            30年，利息4.2，月付1833刀

 

房租：2200刀

 如果贷款30年，我每年有大约4000刀的现金流，付税后剩下不了多少不说，房屋维修费用一点都不能低税。

如果贷款15年，我每年亏5000刀，其实全付了房子的本金，房屋维修啥的我还能低点税

不知道这个算法对不对？

 

我每年做税要么会计师，要么软件，从来没有自己操刀自己做过~~~
