just make sure you urge the tenant to vacuum the carpet every week. Also deep clean the carpet after they move out. I heard that there is special treatment to carpet to get rid of animal hire and elements that some people are allergic to. You can check out the price of such special treatment and put such deduction (out of deposit) in leasing agreement.

Always ask for more deposit in case something bad happened.
