首先第一点,地产的长期回报不如股票。 美国长期的地产涨幅是6%的样子。 股票是12%。 如果是全部现金买房子,股票当然要比地产的回报要好。房产之所以胜过股票是因为leverage。房价每年涨6%, 如果保持3倍的leverage,那回报就是18%。

One can do leverage with option in stock too. For example, I put 20% down to buy COP stocks. Cop is now 85 and the price to pay for Jan 2010 stike price 85 is 17 which is exactly 20% down. In RE, you pay interest for the money you bought. In stock, you pay premius for time value. You are entitled to by cop at 85 per share anytime before Jan 15, 2010.
