One more: How tough are you as landlord

Landlording is no fun business. It often comes to you that tenant don't pay the rent, worst, tenant may damage your house and delaying moving out, or you have to go to court to force them out. Most people are by nature nice people, they are reclutant to handle all above. But without getting comfortable with above, landlording is hard to do over 8-10 years. That's why everybody understand the beauty of leverage and cash flow, but few people actually act on it. Often that some landlord started out fine for a period of time, probably due to luck alone, then they run into issues, many didn't come out of the issue and continue after that, many made premature decision to quit before the required 8-10 year holding period.

That's how tough it is to survive the rental business.

Therefore, it's no wonder that most people who made good equity in real estate is by owning self-occupied units, rather than from rental.
