请教：改造客房出租

最近打算买有生以来的第一栋自住房，很激动。看中的是新房子，面积很大，附带有一个有独立进出口的guest suite。我想把它改成studio，和一个car garage一起出租。

担心：1。没有炒菜做饭的地方，不容易出租；
2。没有洗衣机烘干机,不容易出租。

请问，需要在该房间内建一个简单的厨房，同时在car garage里加一个洗衣机烘干机的hookup,以此来增加popularity吗？

如果需要，大概需要多少budget?

这个星期就要决定是否买该房了。请这里的前辈指教！非常感谢！
