1) mortgage on 220k, at 3.75% 30 year fix: $1020/month
2) tax/insurance: 4000/12= $333/month
3) vacancy/repair/maintenance: 10~20% rent income depend on the house condition and rental market $150~$300/month
negative cash flow $3~$300
if you put down 25% ($55k), your mortgage dropped to $761/month
cash flow +$240 to -$60 per month.
But it does not count your work to manage the property. your work is free or below minimum wage. Not worth the effort. Make your life easier without this rental property and the debt.
