My tenant recently made 3 repairs himself. I agreed with 2 of these before and didn't know about the 3rd one (he didn't notify me and just fixed it himself). Now he just went ahead and deducted the cost of the material and his own labor charge (he charges me $20 per hour) for all of these 3 repairs from this month's rent. I am very unhappy about it because he didn't notify me about the third repair and I haven't even have chance to evaluate his request and agree to reimburse the repair chage. Also, I don't know if it is proper for him to charge me the labor fee since he didn't tell me advance that he would charge me his labor and he just decided on the rate himself without my prior agreement, etc.
Anybody have any ideas for me? How should I respond to him? I really worry that he gonna just do this again and again without respecting my right. Also, do you think it is right for him to charge me his own labor cost?
