应该卖房还是留着出租？

2011年底化$375,000买了个独立房出租，租今每月$2380。 房客很不错，房子没有贷款，我也不需要现金。今年，周围的房子在卖$530,000。从投资的角度来看，我应该卖房还是留着出租？大师们給个主意？
